Preliminary Meetings
The goal is to gather information as we listen to you so we can work towards defining the particulars of your custom home.
Camden begins with a meeting to discuss:
- General price range of your new home
- Location or lot selection
- Preliminary design concept
- At conclusion of the preliminary discussions, Purchaser makes Deposit on selected lot and work begins on architecture (Preliminary Copncept, Building Plans and Specifications)
Design Process Begins
Camden works to:
- Develop preliminary Building Plans and Specifications
- Fine tune Pricing with an "options menu"
- Make adjustments to preliminary Building Plans, Specifications and Pricing
- Application for Construction Loan
- After preliminary Building Plans, Specifications and pricing are finalized, Purchaser signs "Part A" of Contract to Purchase
- Completion of final Building Plans and Specifications
Construction Drawings, Loan and Documents
- Construction Loan approval
- Purchaser signs final Building Plans and Specification documents
- Purchaser signs "Part B" of Contract to Purchase (Contingencies are waived and Purchaser authorizes start of construction)
- Balance of 10% Deposit of total purchase price is made by Purchaser to Camden (Credited to Purchaser upon home completion)
Construction Loan Closing
- Construction Loan closing date is scheduled with Purchaser and Lender
- Purchaser closes Construction Loan
- If Purchaser does not currently own the Building Site, Purchaser closes on Building Site
Construction Begins
- Actual ground-breaking occurs
- Camden sets construction timetable and completion date
- Selection process begins (brick, shingles, cabinets, etc.)
- Purchaser chooses finishes, paints, etc.
- Purchaser inititated Change Orders may take place before end of select process
Construction Completed Move-In
- Pre-Move-In inspection with Camden Representatives and Purchaser (Punch Out List developed)
- Pre-Move-In review and reconciliation of Financial Documents with Purchaser as required
- Final payment and settlement occurs
- Utilities transferred to Purchaser's name
- Occupancy occurs after issuance of Certificate of Occupancy
- Warranty Period begins
- Roll over Construction Loan to End Loan
